We hope you had a wonderful Labor Day weekend, and are looking forward to the start of Autumn. We also hope that you and your family were not affected by Florence!  If you were (and even if you weren’t), you may find the NOAA aerial imagery of the affected areas interesting.  Ed and Meagan (his wife) spent the holiday and following week exploring Prince Edward Island. We had a wonderful time exploring the area, having fresh mussels, oysters, and clams right out of the rivers, and walking on the different trails and beaches. As we look forward to Fall events, mark your calender for the Annual Bay Head Children’s Halloween parade on October 27th at 11:30 am on Mount Street. Also, Jenkinsons Boardwalk will have family-friendly Halloween events the weekends of October 20th and October 27th from 12:00 pm – 4:00 pm.

Around the Towns

All is well and busy here, and we have started to ease into the fall.  The weather is generally still nice, as are the beaches!  The week before last we had a nor’easter, and earlier this week, what was left of Florence went through (mostly rain, some wind).  We did lose some sand in both towns, but in our opinion, there is nothing to be alarmed by at the moment. Replenishent progress in Mantoloking was halted by the stormy weather, but it has now resumed.  At the moment, the Lyman and Stephens access points are closed due to storm debris, replenishment activity, and missing steps. Bay Head’s replenishment work continues to be delayed, with work expected to start there in December.  The Army Corps current schedule can be found here.  In Mantoloking, work continues on the new borough hall – it is fully sided, the power is on, and from the outside, it looks nearly complete!  In Bay Head, there is a bulk pickup scheduled for October 1st.  You can find all of the details here. Both towns encourage property owners to contact their respective borough halls with any questions regarding the flood hazard that we are exposed to, and what you can do to protect your property and yourselves.

We hope that you’ve survived the recent bout of hot and humid weather, and are enjoying the cooler temps over the last few days!

Welcome to the “Dog Days” of Summer! If you need something new to do with your four-footed family members — Jenkinsons holds “Canines and Cocktails” each Monday from 5:00 pm – 9:00 pm at the Jenks Inlet Bar. As summer starts to wind down, there still is a lot of fun to be had! If you haven’t had a chance to catch fireworks this season, you still have time – Jenkinson’s still has fireworks on Thursday nights until August 30th. For a fun, family-friendly way to see them, take the pizza dinner cruise on The River Belle. My wife and I took the cruise the other night with the Point Pleasant Beach Rotary – pizza, fireworks and warm chocolate chip cookies – a winning combination. Or, head out on your own boat, to the Manasquan, or the ocean. Another option as the weather cools off is Algonquin Arts Theatre in Manasquan – dinner, and then a concert or show (Ed is now on the board there). If you are looking for a new restaurant to try, you can take a look at NJ Monthly’s article about the Top 30 Restaurants in NJ for 2018. Enjoy the rest of official summer, as we look forward to the month of September – cooler temps, drier air and some of the best sunsets of the summer!  Bay Head has an opening for a new code enforcement officer – perhaps you know someone?

Around the Towns

As usual, summer has been busy here, and there is still a lot going on!  The recent “Glimmer of Hope” at Twilight Lake, and last weekend’s Fire Co. Clambake in Bay Head were both quite busy, and well attended!  In Mantoloking, the borough is pleased to announce that the new borough hall now has electricity!  Mantoloking also recently posted updated Flooding and Emergency Management information on their website – this includes flood safety, ways to protect yourself and your property, and more.  Beach replenishment continues to the south of Bay Head and Mantoloking, and is expected to resume in our area relatively soon.  A pipeline has been placed ashore just south of Lyman Street, and as a result, the lifeguards there will be moved slightly north – the beach will remain open.  Please read on for a more complete beach replenishment update.  Also, the Army Corps of Engineers and NJDEP will be hosting a meeting regarding Back Bay Flooding on September 13th in Toms River.  The full press release can be found here.

Beach Replenishment

Here is the latest information about beach replenishment, per the Army Corps of Engineers Phildadelphia office.  Please keep in mind that all of this is subject to change, and frequently does.  The overall trend is that the replenishment work for Bay Head and Mantoloking is being pushed later into the fall, winter, and spring.  For Bay Head, it is estimated that work will start in late December (and perhaps continue into late April), working north from the Mount Street area, and then working south from that point.  In Mantoloking, work is expected to start in late August (continuing through November), working south from Lyman Street towards 1071 Ocean Avenue, and then reversing, and working north of Lyman Street.  After the above work is complete, work will continue in Lavallette, and then Point Pleasant Beach.  If you have any specific questions, or would like more information, please ask.  We would be happy to talk or meet with you.

As you may have heard, one of our company’s signs washed away in Sandy, and ended up in France! Around the Towns

The beaches are open in Bay Head as usual, and in Mantoloking, there are lifeguards at Downer and Lyman – the other Mantoloking access points are open, but unguarded.  Badges are required as of now – Bay Head’s are available at the BHIA office (Mount Street), Mantoloking’s badges are for sale on Downer Avenue (details here). Tomorrow is the Seaweeder’s Garden Tour and additional details can be found below.  There is also a Summer Solstice celebration at the Howe Street Beach tomorrow at 7:00PM.

On Sunday, Art in the Park (10 to 5) takes place in Bay Head’s Centennial Park, and many businesses are participating as well.  Our office will be displaying photography and other artwork by some of our agents, including Ed and his wife Meagan.  The Bay Head Farmer’s Market resumes on Thursday, June 28th, from 3 to 7 (next to the bank), and will continue every Thursday through September 20th.

The market here remains active, but there has been less waterfront activity lately.  Often, this time of year is a bit quiet, due to school graduations, weddings, and the transition from the school year to summer.  Due to the fact that there have been a number of closings recently (of homes that went under contract some time ago), inventory in both towns is lower than average.  If you are talking about putting your home on the market, now could be a good time.  As always, all of our current listings can be found on our website.

Around the Towns

As a friendly reminder, hurricane season starts June 1st – predictions vary as to whether this will be an above average season, or just average.  Please prepare accordingly, and let us know if you have any questions about insurance, or other concerns about your property, we will do our best to help you.  In Bay Head, the Army Corps’ latest update suggests that replenishment work is expected to take place in late August – early October.  For Mantoloking, their prediction for the northern part of town is August to late September.  All of this is subject to change, and should be taken with a large grain of salt.  Details can be found here.

Starting June 16th, badges will be required on Bay Head’s beaches.  In Mantoloking, plans for beach badges and lifeguards are still in flux, but it is likely that town badges will be required at access points, and that town lifeguards will be provided at Downer Avenue and Lyman Street.  The “South Beach” is expected to operate as it has in the past. The next regular Mantoloking council meeting is on June 12th at 5:30PM at Mantoloking Yacht Club, and more information is likely to be available then.  One can dial-in and listen to the meeting via 641-715-3605, access code 231051.

In late April, New Jersey passed a bill banning offshore oil and gas exploration in the state’s waters – the state controls the first 3 nautical miles from shore.  This offers some possible protection to our beaches, but has no impact on the federal waters beyond the three mile line.
