We hope that you had a good 4th of July, and that you’re staying cool in this recent bout of heat and humidity! Bay Head’s new beaches are getting a lot of use, and the water has been beautiful, often in the low 70s. As has been the case elsewhere, the shape of the new beach has changed (both above and below the waterline), and as a result, the waves and surf have been smaller. Also, due to the warm water, cownose rays have recently been seen along the beaches. In Mantoloking, the town celebrated the official open of the borough hall on July 5th, and there is more on that below. As mentioned in our previous update, Save Barnegat Bay’s “oyster” fundraiser at the Dale Building went off without a hitch on the 12th, and was well attended!

Around the Towns
In Bay Head, the beach replenishment activity continues to dwindle, and at this point, only North Street remains closed. There is still equipment and pipe stockpiled in a number of locations, most notably north of Karge Street. The primary remaining activities include installation of fences (ongoing), and planting of dune grass, but that is not expected to take place until sometime this fall. On the 4th of July, Bay Head held their first annual bike parade, and it was quite a success! Mantoloking also held their classic 4th of July parade, complete with floats, bikes, a band, and more. On the 5th, the official opening of the new Mantoloking borough hall was celebrated. This included a flag raising, and was attended by many residents, local mayors, and legislators. A video clip of the flag raising is included in the video above.
This Saturday (July 20th), there is a community blood drive from 9 to 3 at the Bay Head fire house. Donors will receive a voucher for 2 tickets to the New York Mets. Details can be found here.
If you spend time in Mantoloking (and many other towns, but not Bay Head at this point) you might find the Recycle Coach app useful. For almost any address and location, it will remind you of the garbage and trash collection schedule, with prompts when appropriate. Mantoloking and many other towns are using it, but if your town does not, consider asking your local mayor or council to sign up!

In the last 30 days, there has been a healthy increase in market activity in Bay Head and Mantoloking. Almost all of our listings have had recent showings, and some are now under contract. The buyers are from a number of different areas, some new to Bay Head and Mantoloking, while others have existing or past relationships with the area (family, friends, or past owners). Our summer is off to a good start, and we hope that yours is too! We’ve had quite a bit of rain and fog this week, but the weekend is supposed to be beautiful! Both towns are greening up, and everything is in bloom. In Bay Head, replenishment is more than halfway complete, and you can find more details on that below. In Mantoloking, the town recently participated in the “Barnegat Bay Blitz,” a bayfront cleanup. Several locals, including Ed, spent part of the day cleaning up the bayfront beaches and street ends throughout Mantoloking. Happily, less junk and debris was found than in recent years!
Save Barnegat Bay will be hosting an event at Bay Head Yacht Club’s Dale Building on July 12th – “Sips, Shells, and Strings.” The event will feature Barnegat Bay oysters (and the oyster farmers), food and drink, and a local bluegrass band! More details and tickets can be found here.
The National Flood Insurance Program was recently reauthorized by Congress, and has been extended through the end of September 2019. There is also a new bill, the National Flood Insurance Re-Authorization Act of 2019, that is moving through Congress, and is expected to have bipartisan support. In short, it provides $500 million in funding, per year, for 5 years for flood mapping and mitigation, and requires FEMA to make best use of new mapping technology.

Around the Towns
In Bay Head, beach replenishment activity continues, but work in the northern half of town should soon be winding down. Equipment and piping will be removed, and access points will be open. At times there may be interruptions as split rail fencing is installed. Work continues south of Johnson Street, but all access points are open, with the exceptions of North, Egbert, and Johnson (per the town, as of Tuesday, 6/18 – but, this information changes almost daily). Lifeguards are in place where possible, per the usual BHIA schedule. The latest information from the Army Corps can be found on their website, and updates from the town can be found on its website.
Regarding the proposed wedding venue at the former site of Winters Yacht Basin, across from Mantoloking, there is no additional news, but the project is expected to be a topic on the agenda at the July 10th Brick Planning Board meeting.

We hope that all is well with you and your family, wherever you may be! After nearly a week of stormy weather, it seems like summer is finally on its way – the sun is back, trees are in leaf, flowers are up, and there is pollen everywhere! 🙂 This past weekend was beautiful here!
The “big news” in Bay Head is still the beach replenishment activity, currently near Karge, and also near Chadwick. More details below. In Mantoloking, a recent concern is the proposed restaurant and wedding venue to be located on the property that many of us still think of as Winter’s Yacht Basin. More on that below too.
As a general reminder, our local police departments have been warning of many instances of fraud and/or scams via phone and email – if you do receive a phone or email, please be sure that is it legitimate before continuing the conversation or sharing any information. The Bay Head Police Department has also issued a warning about the town’s dog ordinance – in short, unleashed dogs are not permitted, and they are watching…

Around the Towns
In Bay Head, beach replenishment activity continues, with work continuing north from Karge Street, and also between Chadwick and Johnson (currently, at the middle of this block). The Army Corps still indicates on their website that they hope to finish by mid to late June (as of 5/14). Access points at Osborne, North, and Karge are currently closed, but access is also limited at other sites where the steps have been washed away, or removed. The latest information from the Army Corps can be found on their website, and updates from the town can be found on its website.
We are also told that the state has sent letters to property owners that abut the old railroad right of way (along Clayton Avenue) indicating that they have the option to purchase that property. We do not have any information regarding pricing, timing, or the like.
Across the bay from Mantoloking, the owners of Barnegat Bay Marina have brought an application before the Brick planning board to develop a four story restaurant, bar, and wedding venue, on the site that many of us still think of as Winter’s Yacht Basin. A variance is required due to height, per published articles and other sources. The Borough of Mantoloking has expressed concerns about the project (due to safety hazards, noise, and light pollution), as have property owners on both sides of the bay. A full article can be found here. We will share additional information as we receive it, but feel free to contact us with any questions.
Beaches (also included in the April email)
In Bay Head, the BHIA has announced their fees and schedule for 2019 – Season badges will be $85, half-season $50, and daily $5 – children under 12 do not require badges, and activity duty military personal with ID will be given free badges. The beaches will be guarded from June 16th through September 3rd. Beach replenishment could affect access in some Bay Head locations from May through June, but the mayor states that it is hoped work will be completed by the end of June. Dune and fencing work may continue after this time.
In Mantoloking, badges are currently for sale ($75 each) at the Borough Hall. After May 28th, the price will go up to $85. Additional details can be found here. From June 22nd through Labor Day, there will be guards at Downer and Lyman, 7 days per week (10 to 6, and 10 to 5, respectively), and at Albertson, Saturday and Sunday only, 10 to 5.

We are half way through winter, and if Punxsutawney Phil was accurate on February 2nd, we can expect an early Spring! And, so far, other than yesterday’s 3″ of snow, it seems like he might just be right! We have been busy, and have a collection of very nice new listings, but have also found some time to get away. Ed and Meagan recently visited Raleigh to see friends (she lived there for 15 years before they were married), and Suzie and John traveled to York, PA to watch one of their grandsons play in a hockey tournament. As usual, our video for this month is below, with various winter scenes from around the area. In late January, we were pleased to sponsor a product of “Noises Off” at the Algonquin Arts Theatre in Manasquan (Ed is also on the board there).
Around the Towns
Things are bit quiet around Bay Head and Mantoloking this time of year, but there is some activity. The previously mentioned water main work continues in Bay Head, with periodic closures of Club Drive. In Mantoloking, everyone (staff, residents, and officials), is very eager to move into the new borough hall. A good sign is the fact that the borough recently posted a notice indicating that tax payments should be sent to the town’s Mantoloking PO Box, not the temporary address in Brick! The move could take place as soon as Tuesday, February 26th.
If you are in town for a visit, and have already had a bite to eat, and have done some shopping around town (there is A LOT to do in Bay Head!), there are other activities around the county to consider. Island Beach State Park and Cattus Island County Park are always good for a visit, and there are plenty of other places to visit too – feel free to ask us for some ideas. As we head into March, St. Patrick’s Day events come to mind, including Belmar’s well known parade on March 3rd. THIS FRIDAY (Feb 22nd) – there is a Mid-Winter Surf Movie Night at the Bay Head Fire House at 7pm, free of charge!
Beach replenishment work is still expected to begin in Bay Head this spring, but the Army Corps website does not currently have a specific schedule posted.

With the mild winter that we’ve been having, there has been a quite a bit of real estate activity around Bay Head and Mantoloking. There have been a handful of closings and contracts, as well as new listings – some brand new, and some returning to the market after the holidays. We have a new bayfront listing at 214 Channel Lane, and it is well worth seeing – large, bright, sunlit rooms, panoramic bay views to the north, and a pool overlooking the bay. Our listings at 16 Mount Street (ocean views, and a pool), 242 East Avenue (ocean views), 900 Ocean Avenue (walk to South Beach!), and 1038 Barnegat Lane (bayfront) have all returned to the market. Happy New Year, and hopefully, it is warmer wherever you are than it is here right now! Sunday night’s low was 12, and Monday’s night’s was around 9 degrees! And the wind, as you’ll see in the video, is hard to believe! There is ice on Twilight Lake, and spray is freezing on the rocks and docks along the bay, as well as along the ocean beaches. On a recent morning, there was sea smoke over the ocean. In late December, New Jersey joined a federal lawsuit (along with 9 other states) to help block offshore drilling. In other news, Jenks recently purchased Risdens in Point Pleasant Beach, meaning that they own the majority of the beach and boardwalk in that town. Last, but certainly not least, Congress did reauthorize the National Flood Insurance Program through May 31, 2019. Happily, this took place before the government shutdown!

Around the Towns
Though cold outside, all is well in Bay Head and Mantoloking. In Mantoloking, it is hoped that the new borough hall will be operational in February, and some town meetings are already scheduled to take place there (though locations are subject to change). There are also reports of “sink holes” along the dune line from Lyman Street, north to the town border. These are caused by sand that is settling along the rock revetment there. It is probably best to avoid the dune in that area. In Bay Head, water main work has started near the intersection of Metcalf and Club – a new main will be put in place from Public Works on Park Avenue, down Club, and along Metcalf. According to Perna Finnigan, one of the contractors, a six inch main is being replaced with an eight inch main, which should result in better water pressures for those who live along these streets. The work is expected to take a number of months, but per the contractor, the work should cause minimal disruption to residents. Affected residents will be contacted when it comes time to connect them to the new main. Beach replenishment work is expected to begin in Bay Head this spring, but the Army Corps website does not currently have a specific schedule posted.

Mantoloking’s borough offices will be closed for President’s Day on February 18th, and presumably Bay Head’s will be too.

There are a number of homes under contract in Bay Head and Mantoloking, and a sprinkling of new listings. Typically, more homes will come on the market as we get further from the holidays, and hopefully, the weather improves. Our first listing of 2019 is at 203 Bridge Avenue, Point Pleasant, and consists of two single family homes on one lot, both with a strong rental history. This property will make a good investment for someone, or provide rental income for a family who wants to live there.

As you probably know, a strong winter storm is expected through the weekend for much of New Jersey, including Bay Head and Mantoloking. The National Weather Service has issued a “Hazardous Weather Outlook” and they are predicting very low temperatures and high winds, with extreme wind chill, specifically Sunday into Monday. Each winter, these storms cause many frozen and broken pipes. Please be sure that your house is ready for the cold – heat turned on, and if possible, water turned off.

Around the Towns
All is well in Bay Head and Mantoloking. The Bay Head Christmas Walk was well attended, and the Bay Head School is still selling Christmas trees behind the Bay Head firehouse (open weekends). Beach replenishment in Mantoloking is nearly complete (work continues near the northern end of Mantoloking, and can be seen in the video above), and it is hoped that work will start in Bay Head early next year. The current schedule and status of each dredge can be found on the Army Corps website. The Mantoloking borough hall is also nearing completion – you can see an overflight of it in the video above.

Mantoloking Borough Hall will be closed on Christmas day, the day after Christmas, and New Year’s Day. Though it is not published on their calendar, Bay Head is likely to have similar closures. Mantoloking’s organization meeting for 2019 will be on January 3rd at 5:30pm at Mantoloking Yacht Club. Bay Head’s reorganization meeting will be held at 6:00PM on January 2nd at the borough hall.

There has been some market activity in the last 30 days, but most people have the holidays on their minds at this point! We are pleased to share the news that our bayfront listing at 964 South Lagoon Lane, Mantoloking recently sold for $4,684,653.10. Thank you and congratulations to the sellers and to the new owners! This is the highest priced bayfront home sale in Bay Head and Mantoloking for 2018, and is topped only by our 2017 listing and sale of 1040 Barnegat Lane at a price of $4,825,000 (which is the highest Bay Head and Mantoloking bayfront home sale price, ever, per the MLS).

We hope that you’ve had a good fall, and that you enjoyed Thanksgiving with your family! We are home with our respective families – they are traveling to us, rather than us traveling to them! 🙂 All is well here, in spite of the recent stormy weather, and the cold snap that is expected late this week (only a high of 30 and WINDY for Thanksgiving!). The beaches did suffer in the recent nor’easter, but their current condition is not unusual for this time of year. Hopefully, we will have a mild winter! Around the Towns
As you probably know, if you own oceanfront property, fall is generally considered the best time to plant dune grass – Bay Head and Mantoloking both offer programs that make it easy for oceanfront owners to obtain dune grass. You can learn more by contacting your respective town. Everyone may find this video about the importance of dune grass interesting – it was released by the Friends of Island Beach State Park. They will be hosting a fall dune grass planting event on December 1st, and more information can be found on their website. As you may have noticed, there has been dredging activity in the bay in our general area, including Brick, Mantoloking, Bay Head, and parts of the Metedeconk. This is part of a $16 million dollar project to improve the bay’s channels – much of this work is necessary due to shoaling that occurred during Sandy, now over six years ago. In conjunction with the Bay Head Business Association and Point Pleasant Beach Rotary, we are collecting items to donate to veterans who are in need – small toiletry items, socks, gloves, hats, and non-perishable foods (such as granola bars and the like) are preferred. Items can be dropped off at our office at 88 Bridge Avenue through December 10th. Cards and notes are also welcome. We used to be able to collect donations for active duty military, but overseas delivery is no longer possible. As a reminder – Saturday the 24th is “Small Business Saturday” – please shop local, and support our local businesses. Please see below for upcoming holiday events in both towns, and other meetings.

There has been some market activity in the last 30 days, but often things are a bit quiet as the holidays approach. Our listing at 900 Ocean Avenue in Mantoloking has a new price of $1,539,000. We have also had two recent sales of our listings, one at 642 Main Avenue, Bay Head (listed and sold by us at a price of $1,400,000), and the other at 208 Squan Beach Drive in Curtis Point, Brick (sold at a price of $1,175,000).
