As you probably know, a strong winter storm is expected through the weekend for much of New Jersey, including Bay Head and Mantoloking.  The National Weather Service has issued a “Hazardous Weather Outlook” and they are predicting very low temperatures and high winds, with extreme wind chill, specifically Sunday into Monday.  Each winter, these storms cause many frozen and broken pipes.  Please be sure that your house is ready for the cold – heat turned on, and if possible, water turned off.

If you have any questions, or there is anything that we can do to help, please let us know. We will post updates, including photos and videos on Facebook (please like our page to receive them), but feel free to give us a call or send an email.

Thank you, and stay warm, wherever you are! (Even in Florida, where we hear it has been chilly lately!)

Suzie and Ed

We hope that you’re enjoying the holiday season, and that you are ready for Christmas!  We will both be home for Christmas with our families, and are looking forward to some quiet time!  All is calm, and all is bright here in Bay Head and Mantoloking, as you can see in the video below…  We wish you the happiest and healthiest of holidays, and a very Merry Christmas and a Happy New Year!  We look forward to seeing you around town in 2019!

Around the Towns

All is well in Bay Head and Mantoloking.  The Bay Head Christmas Walk was well attended, and the Bay Head School is still selling Christmas trees behind the Bay Head firehouse (open weekends).  Beach replenishment in Mantoloking is nearly complete (work continues near the northern end of Mantoloking, and can be seen in the video above), and it is hoped that work will start in Bay Head early next year. The current schedule and status of each dredge can be found on the Army Corps website.  The Mantoloking borough hall is also nearing completion – you can see an overflight of it in the video above.

Meetings

Mantoloking Borough Hall will be closed on Christmas day, the day after Christmas, and New Year’s Day.  Though it is not published on their calendar, Bay Head is likely to have similar closures.  Mantoloking’s organization meeting for 2019 will be on January 3rd at 5:30pm at Mantoloking Yacht Club.  Bay Head’s reorganization meeting will be held at 6:00PM on January 2nd at the borough hall.

All dates are subject to change, and the latest information is usually posted on the respective website. More town meetings and events can be found on the town calendars: Bay Head | Mantoloking

Market

There has been some market activity in the last 30 days, but most people have the holidays on their minds at this point! We are pleased to share the news that our bayfront listing at 964 South Lagoon Lane, Mantoloking recently sold for $4,684,653.10.  Thank you and congratulations to the sellers and to the new owners!  This is the highest priced bayfront home sale in Bay Head and Mantoloking for 2018, and is topped only by our 2017 listing and sale of 1040 Barnegat Lane at a price of $4,825,000 (which is the highest Bay Head and Mantoloking bayfront home sale price, ever, per the MLS).

As always, all of our current listings can be found on our website.

Additional details about the current market in both towns can be found below.  If you have questions about your property, or another neighborhood, please ask.

In Bay Head, there are currently 16 homes and parcels of land on the market, (down from last month’s total of 24) and 3 properties under contract. In the last 30 days, there has been only one closing in Bay Head.

In Mantoloking, there are currently 24 homes and parcels of land on the market (down from last month’s total of 31), and 3 properties under contract. In the last 30 days, there has been only one closing in Mantoloking, our transaction that we mentioned above.

We welcome your comments, suggests for topics, and other feedback.  We also would be happy to meet with you at your convenience if there is anything that you would like to discuss.

Be well, be safe, and enjoy the holiday season!

Thank you,

Ed and Suzie

We hope that you’ve had a good fall, and that you enjoyed Thanksgiving with your family!  We are home with our respective families – they are traveling to us, rather than us traveling to them! 🙂  All is well here, in spite of the recent stormy weather, and the cold snap that is expected late this week (only a high of 30 and WINDY for Thanksgiving!).  The beaches did suffer in the recent nor’easter, but their current condition is not unusual for this time of year.  Hopefully, we will have a mild winter!  The video below has recent views of some of the beaches in Bay Head and Mantoloking, as seen from Downer Avenue and Johnson Street.

Around the Towns

As you probably know, if you own oceanfront property, fall is generally considered the best time to plant dune grass – Bay Head and Mantoloking both offer programs that make it easy for oceanfront owners to obtain dune grass.  You can learn more by contacting your respective town.  Everyone may find this video about the importance of dune grass interesting – it was released by the Friends of Island Beach State Park.  They will be hosting a fall dune grass planting event on December 1st, and more information can be found on their website.  As you may have noticed, there has been dredging activity in the bay in our general area, including Brick, Mantoloking, Bay Head, and parts of the Metedeconk.  This is part of a $16 million dollar project to improve the bay’s channels – much of this work is necessary due to shoaling that occurred during Sandy, now over six years ago.  Further details can be found here. In conjunction with the Bay Head Business Association and Point Pleasant Beach Rotary, we are collecting items to donate to veterans who are in need – small toiletry items, socks, gloves, hats, and non-perishable foods (such as granola bars and the like) are preferred.  Items can be dropped off at our office at 88 Bridge Avenue through December 10th.  Cards and notes are also welcome.  We used to be able to collect donations for active duty military, but overseas delivery is no longer possible.  As a reminder – Saturday the 24th is “Small Business Saturday” – please shop local, and support our local businesses.  Please see below for upcoming holiday events in both towns, and other meetings.

The Environmental Commission Meeting will be December 11th at 4:30 pm, and the Mantoloking Council Agenda Setting meeting also will be December 11th at 5:30 pm. We hope you had a wonderful Labor Day weekend, and are looking forward to the start of Autumn. We also hope that you and your family were not affected by Florence!  If you were (and even if you weren’t), you may find the NOAA aerial imagery of the affected areas interesting.  Ed and Meagan (his wife) spent the holiday and following week exploring Prince Edward Island. We had a wonderful time exploring the area, having fresh mussels, oysters, and clams right out of the rivers, and walking on the different trails and beaches. As we look forward to Fall events, mark your calender for the Annual Bay Head Children’s Halloween parade on October 27th at 11:30 am on Mount Street. Also, Jenkinsons Boardwalk will have family-friendly Halloween events the weekends of October 20th and October 27th from 12:00 pm – 4:00 pm.

Below is this month’s views of local scenes from the last few weeks — plus some from our recent adventures in Canada.  Hope you enjoy it!

Around the Towns

All is well and busy here, and we have started to ease into the fall.  The weather is generally still nice, as are the beaches!  The week before last we had a nor’easter, and earlier this week, what was left of Florence went through (mostly rain, some wind).  We did lose some sand in both towns, but in our opinion, there is nothing to be alarmed by at the moment. Replenishent progress in Mantoloking was halted by the stormy weather, but it has now resumed.  At the moment, the Lyman and Stephens access points are closed due to storm debris, replenishment activity, and missing steps. Bay Head’s replenishment work continues to be delayed, with work expected to start there in December.  The Army Corps current schedule can be found here.  In Mantoloking, work continues on the new borough hall – it is fully sided, the power is on, and from the outside, it looks nearly complete!  In Bay Head, there is a bulk pickup scheduled for October 1st.  You can find all of the details here. Both towns encourage property owners to contact their respective borough halls with any questions regarding the flood hazard that we are exposed to, and what you can do to protect your property and yourselves.

Market

If you are talking about selling your home, you may find the recent National Association of Realtors Pending Homes Sales Report and Existing Homes Sales Report interest – you can find an article and links here. The market activity in the last 30 days has picked up a bit – many of our listings are receiving regular showings, and we currently have 4 listings under contract (two in Bay Head, one in Mantoloking, and one in Curtis Point).   We have one new lagoonfront listing to share in Bay Head Shores – 1801 Boat Point Drive, Point Pleasant – if you know someone who is ready to upgrade to waterfront, or downsize from a larger home, this could be the one!  As always, all of our current listings can be found on our website.

Additional details about the current market in both towns can be found below.  If you have questions about your property, or another neighborhood, please ask.

In Bay Head, there are currently 29 homes and parcels of land on the market, (up from last month’s total of 26) and 5 properties under contract, including a number involving us or agents from our office. In the last 30 days, there have been 2 closings in Bay Head.

In Mantoloking, there are currently 37 homes and parcels of land on the market, and 3 properties under contract, also involving us or agents from our office. In the last 30 days, there was 1 closing in Mantoloking.

As always, feel free to email or call us if you have any questions, would like us to cover a particular topic or have questions or feedback about these updates. We would be happy to meet with you in at your convenience.

We hope that you also are looking forward to Fall in Bay Head or Mantoloking, or wherever you may be!

Ed and Suzie

All statistics are per the Monmouth/Ocean MLS as of 9/20/2018.

We hope that you’ve survived the recent bout of hot and humid weather, and are enjoying the cooler temps over the last few days!

Welcome to the “Dog Days” of Summer! If you need something new to do with your four-footed family members — Jenkinsons holds “Canines and Cocktails” each Monday from 5:00 pm – 9:00 pm at the Jenks Inlet Bar. As summer starts to wind down, there still is a lot of fun to be had! If you haven’t had a chance to catch fireworks this season, you still have time – Jenkinson’s still has fireworks on Thursday nights until August 30th. For a fun, family-friendly way to see them, take the pizza dinner cruise on The River Belle. My wife and I took the cruise the other night with the Point Pleasant Beach Rotary – pizza, fireworks and warm chocolate chip cookies – a winning combination. Or, head out on your own boat, to the Manasquan, or the ocean. Another option as the weather cools off is Algonquin Arts Theatre in Manasquan – dinner, and then a concert or show (Ed is now on the board there). If you are looking for a new restaurant to try, you can take a look at NJ Monthly’s article about the Top 30 Restaurants in NJ for 2018. Enjoy the rest of official summer, as we look forward to the month of September – cooler temps, drier air and some of the best sunsets of the summer!  Bay Head has an opening for a new code enforcement officer – perhaps you know someone?

As usual, we’ve prepared a video for you of local scenes from the last few weeks, both from the ground and from the air.  You can find the full length version here, and a shorter version below. Hope you enjoy it!

Around the Towns

As usual, summer has been busy here, and there is still a lot going on!  The recent “Glimmer of Hope” at Twilight Lake, and last weekend’s Fire Co. Clambake in Bay Head were both quite busy, and well attended!  In Mantoloking, the borough is pleased to announce that the new borough hall now has electricity!  Mantoloking also recently posted updated Flooding and Emergency Management information on their website – this includes flood safety, ways to protect yourself and your property, and more.  Beach replenishment continues to the south of Bay Head and Mantoloking, and is expected to resume in our area relatively soon.  A pipeline has been placed ashore just south of Lyman Street, and as a result, the lifeguards there will be moved slightly north – the beach will remain open.  Please read on for a more complete beach replenishment update.  Also, the Army Corps of Engineers and NJDEP will be hosting a meeting regarding Back Bay Flooding on September 13th in Toms River.  The full press release can be found here.

Beach Replenishment

Here is the latest information about beach replenishment, per the Army Corps of Engineers Phildadelphia office.  Please keep in mind that all of this is subject to change, and frequently does.  The overall trend is that the replenishment work for Bay Head and Mantoloking is being pushed later into the fall, winter, and spring.  For Bay Head, it is estimated that work will start in late December (and perhaps continue into late April), working north from the Mount Street area, and then working south from that point.  In Mantoloking, work is expected to start in late August (continuing through November), working south from Lyman Street towards 1071 Ocean Avenue, and then reversing, and working north of Lyman Street.  After the above work is complete, work will continue in Lavallette, and then Point Pleasant Beach.  If you have any specific questions, or would like more information, please ask.  We would be happy to talk or meet with you.

The market activity in the last 30 days has picked up a bit – many of our listings are receiving regular showings, and some have received offers.  We have also been busy with some buyers of our own, showing (and making offers on!) our listings and others.  We have two new listings to share, one in Bay Head, and one in Mantoloking. We will also soon have a new lagoonfront listing Bay Head Shores (feel free to ask about it). As always, all of our current listings can be found on our website.  In addition, we are pleased to share the news of the recent sale of our listing in Point Pleasant.

Ed and Suzie

All statistics are per the Monmouth/Ocean MLS as of 8//21/2018.

We hope that you had a good Father’s Day weekend, and that your summer is off to a good start.  All is well and busy here, and both towns are “waking up” for summer. As you may have heard, one of our company’s signs washed away in Sandy, and ended up in France! The weather has started to get nice, and has been conducive to “flying.”  The video clip below features a variety of local aerial scenes from Bay Head and Mantoloking.  You can find the full length version here. We hope that you enjoy it!

Around the Towns

Market

The market here remains active, but there has been less waterfront activity lately.  Often, this time of year is a bit quiet, due to school graduations, weddings, and the transition from the school year to summer.  Due to the fact that there have been a number of closings recently (of homes that went under contract some time ago), inventory in both towns is lower than average.  If you are talking about putting your home on the market, now could be a good time.  As always, all of our current listings can be found on our website.

Additional details about the current market in both towns can be found below.  If you have questions about your property, or another neighborhood, please ask.

In Bay Head, there are currently 22 homes and parcels of land on the market, and 10 properties under contract, including quite a few involving us or agents from our office. In the last 30 days, there have been 6 closings in Bay Head. Two of these were of our listings – 720 East Avenue, listed and sold at $2,120,000, and 312 East Avenue at $2,900,000. We also have a new Bay Head listing to share at 420 West Lake Avenue.

In Mantoloking, there are currently 29 homes and parcels of land on the market, and 1 property under contract, also including quite a few involving us or agents from our office. In the last 30 days, there have been 2 closings in Mantoloking.

We hope that you find these updates useful and welcome your feedback – please write back and suggest a question for us to answer, or a topic that you would like us to cover.  As always, feel free to email or call us, or we would be happy to meet with you at your convenience.

Thank you, and have a happy and safe 4th of July, and a great summer!

Ed and Suzie

All statistics are per the Monmouth/Ocean MLS as of 6/20/18.

We are pleased to share the news of the recent sale of our listing at 720 East Avenue, Bay Head ($2,120,000). Thank you and congratulations to the sellers and to the buyers.  If you are talking about buying or selling real estate in our market, or have questions about the value of your property, please let us know. Thank you, and be well!  Suzie & Ed

We hope that you had a good week, and that you’re looking forward to Memorial Day, the unofficial start of summer!  Please remember and honor those who died serving our country, and thank those who have served or are still serving.  Thank you to those of you who served! All is well and busy here in Bay Head and Mantoloking, with lots happening in both towns (not just real estate)!  We’ve compiled a video of scenes from around both towns from the past month or so – you can see it here.  The town updates and events, and a bit about the market can be found below.  We hope to see you around town soon!

Around the Towns

As a friendly reminder, hurricane season starts June 1st – predictions vary as to whether this will be an above average season, or just average.  Please prepare accordingly, and let us know if you have any questions about insurance, or other concerns about your property, we will do our best to help you.  In Bay Head, the Army Corps’ latest update suggests that replenishment work is expected to take place in late August – early October.  For Mantoloking, their prediction for the northern part of town is August to late September.  All of this is subject to change, and should be taken with a large grain of salt.  Details can be found here.

Starting June 16th, badges will be required on Bay Head’s beaches.  In Mantoloking, plans for beach badges and lifeguards are still in flux, but it is likely that town badges will be required at access points, and that town lifeguards will be provided at Downer Avenue and Lyman Street.  The “South Beach” is expected to operate as it has in the past. The next regular Mantoloking council meeting is on June 12th at 5:30PM at Mantoloking Yacht Club, and more information is likely to be available then.  One can dial-in and listen to the meeting via 641-715-3605, access code 231051.

In late April, New Jersey passed a bill banning offshore oil and gas exploration in the state’s waters – the state controls the first 3 nautical miles from shore.  This offers some possible protection to our beaches, but has no impact on the federal waters beyond the three mile line.

All statistics are per the Monmouth/Ocean MLS as of 5/21/18.

We have recently brought to market one of the best homes on the west side of East Avenue!  Completely up-to-date, ocean views, close to a beach access point, plenty of parking, and a large yard – possibly room for a pool.

“This classic Bay Head home has all of the ”Old Bay Header” charm , but also has the modern conveniences that one expects! Enjoy a large gourmet kitchen that opens onto a family room and dining room – around the corner is a traditional living room, plus a comfortable study. The private master suite is on the 3rd floor, including ocean views, and two private decks. Three of five bedrooms on the second floor offer ocean views, and one is a private suite. The prime corner location allows for a large yard, detached two car garage, and ample parking on two sides of the house. There is a beach access point not far away, and it is a short walk or bike ride into town. Come enjoy the best of Bay Head, including the beaches, breezes, restaurants, shops, and more!”

You can find all of the details here – if you have any questions, please let us know.  Thank you! Suzie & Ed
