Bay Head & Mantoloking Today – November 2018

We hope that you’ve had a good fall, and that you enjoyed Thanksgiving with your family!  We are home with our respective families – they are traveling to us, rather than us traveling to them! 🙂  All is well here, in spite of the recent stormy weather, and the cold snap that is expected late this week (only a high of 30 and WINDY for Thanksgiving!).  The beaches did suffer in the recent nor’easter, but their current condition is not unusual for this time of year.  Hopefully, we will have a mild winter!  The video below has recent views of some of the beaches in Bay Head and Mantoloking, as seen from Downer Avenue and Johnson Street.

Around the Towns

As you probably know, if you own oceanfront property, fall is generally considered the best time to plant dune grass – Bay Head and Mantoloking both offer programs that make it easy for oceanfront owners to obtain dune grass.  You can learn more by contacting your respective town.  Everyone may find this video about the importance of dune grass interesting – it was released by the Friends of Island Beach State Park.  They will be hosting a fall dune grass planting event on December 1st, and more information can be found on their website.  As you may have noticed, there has been dredging activity in the bay in our general area, including Brick, Mantoloking, Bay Head, and parts of the Metedeconk.  This is part of a $16 million dollar project to improve the bay’s channels – much of this work is necessary due to shoaling that occurred during Sandy, now over six years ago.  Further details can be found here. In conjunction with the Bay Head Business Association and Point Pleasant Beach Rotary, we are collecting items to donate to veterans who are in need – small toiletry items, socks, gloves, hats, and non-perishable foods (such as granola bars and the like) are preferred.  Items can be dropped off at our office at 88 Bridge Avenue through December 10th.  Cards and notes are also welcome.  We used to be able to collect donations for active duty military, but overseas delivery is no longer possible.  As a reminder – Saturday the 24th is “Small Business Saturday” – please shop local, and support our local businesses.  Please see below for upcoming holiday events in both towns, and other meetings.

Meetings

The next Bay Head council meeting is December 3rd at 7:00 pm; the next Bay Head Planning Board meeting is December 19th at 7:30 pm; and the next Bay Head Environmental Commission Meeting is December 11th at 5:30 pm.

Upcoming meetings in Mantoloking are as follows – The Mantoloking Planning Board Meeting will be December 6th at 6:30 pm. The Environmental Commission Meeting will be December 11th at 4:30 pm, and the Mantoloking Council Agenda Setting meeting also will be December 11th at 5:30 pm. The Regular Borough Business meeting is scheduled for December 18th at 5:30 pm.

Market

There has been some market activity in the last 30 days, but often things are a bit quiet as the holidays approach.   Our listing at 900 Ocean Avenue in Mantoloking has a new price of $1,539,000.  We have also had two recent sales of our listings, one at 642 Main Avenue, Bay Head (listed and sold by us at a price of $1,400,000), and the other at 208 Squan Beach Drive in Curtis Point, Brick (sold at a price of $1,175,000).

In Bay Head, there are currently 24 homes and parcels of land on the market, (down from last month’s total of 26) and 2 properties under contract. In the last 30 days, there has been only one closing in Bay Head – our previously mentioned listing and sale at 642 Main Avenue.

In Mantoloking, there are currently 31 homes and parcels of land on the market (down from last month’s total of 37), and 2 properties under contract. In the last 30 days, there has been only 1 closing in Mantoloking.
