Bay Head & Mantoloking Today – March 2019

We hope that this note finds you and your family well! Spring has definitely “sprung” here in Bay Head and Mantoloking!  Yesterday was sunny and mild, and we had a few “blue sky” days earlier in the week as well.  Hopefully, you are experiencing similar weather wherever you are!   As usual, the video below features a variety of local scenery, including aerial and ground level views.  If there is a scene that you would like to us include in a future video, or if you would like to see an aerial view of your house or property, please ask.

Around the Towns

With the improving weather, more people are in town, both frequenting the local businesses and looking at real estate as well.  There is a new business in town, called Opal and Olive, located in the space that Tangerine Boutique used to occupy.  We have not visited them yet, but from what we’ve heard, it sounds like they will be offering home and dining decor. The water main work continues along Club Drive and Park Avenue, but in general, closures and delays have been minimal.  In Mantoloking, the borough staff and police department are now “home” in their new building.  It has been a little bit less than 7 years since Sandy.  The new building is quite nice, and appears to be quite accommodating, both for staff, and for the public.

Via a state grant, Mantoloking is offering free tree seedlings to its residents, and more information can be found here.  On Saturday, June 1st, Bay Head and Mantoloking will be participating in annual the “town wide garage sale.”  One can register at your town’s borough hall.  The rain date is June 2nd.  For all Ocean County residents, the county’s document shredding program has been announced, and details can be found here.  In addition, details about the county’s hazardous waste disposal program can be found here.

Meetings

In Bay Head, the next Council Meeting is at 7:00PM on April 1st.  Mantoloking’s next Council Meetings are on April 9th (agenda setting meeting), and April 16th (regular meeting) at 5:30PM. Mantoloking’s next Planning Board Meeting will be held today (3/21) at 6:30PM, and the April meeting will be on the 4th. The next Mantoloking Environmental Commission Meeting will be April 11th at 5:30PM. The Mantoloking borough hall will be closed on April 19th for Good Friday, and presumably Bay Head will be closed as well.

Market

As we have approached spring, more homes have come on the market in Bay Head and Mantoloking, and there is a healthy inventory.  As the weather improves, there should be more buyers in town.  Currently, there is little to no inventory below the $1,000,000 price point, and only a handful of homes offered over the $5,000,000 price point.  There is a cluster of homes available in the $1,000,000 to $2,000,000 range.  We have several new listings to share since our last update – 918 North Lagoon Lane, Mantoloking (bayfront), 944 Ocean Avenue, Mantoloking (close to South Beach), 49 Bristol Place, Bay Head (walk to Johnson Street beach and town), and 1198 Bay Avenue, Mantoloking (bayfront).

In Mantoloking, there are currently 34 homes and parcels of land on the market (up from last month’s total of 31), and 4 properties under contract. In the last 30 days, there have been 2 closings in Mantoloking.
