Bay Head & Mantoloking Today – June 2018

We hope that you had a good Father’s Day weekend, and that your summer is off to a good start.  All is well and busy here, and both towns are “waking up” for summer. As you may have heard, one of our company’s signs washed away in Sandy, and ended up in France! The weather has started to get nice, and has been conducive to “flying.”  The video clip below features a variety of local aerial scenes from Bay Head and Mantoloking.  You can find the full length version here. We hope that you enjoy it!

Around the Towns

The beaches are open in Bay Head as usual, and in Mantoloking, there are lifeguards at Downer and Lyman – the other Mantoloking access points are open, but unguarded.  Badges are required as of now – Bay Head’s are available at the BHIA office (Mount Street), Mantoloking’s badges are for sale on Downer Avenue (details here). Tomorrow is the Seaweeder’s Garden Tour and additional details can be found below.  There is also a Summer Solstice celebration at the Howe Street Beach tomorrow at 7:00PM.

On Sunday, Art in the Park (10 to 5) takes place in Bay Head’s Centennial Park, and many businesses are participating as well.  Our office will be displaying photography and other artwork by some of our agents, including Ed and his wife Meagan.  The Bay Head Farmer’s Market resumes on Thursday, June 28th, from 3 to 7 (next to the bank), and will continue every Thursday through September 20th.

Market

The market here remains active, but there has been less waterfront activity lately.  Often, this time of year is a bit quiet, due to school graduations, weddings, and the transition from the school year to summer.  Due to the fact that there have been a number of closings recently (of homes that went under contract some time ago), inventory in both towns is lower than average.  If you are talking about putting your home on the market, now could be a good time.  As always, all of our current listings can be found on our website.

Additional details about the current market in both towns can be found below.  If you have questions about your property, or another neighborhood, please ask.

In Bay Head, there are currently 22 homes and parcels of land on the market, and 10 properties under contract, including quite a few involving us or agents from our office. In the last 30 days, there have been 6 closings in Bay Head. Two of these were of our listings – 720 East Avenue, listed and sold at $2,120,000, and 312 East Avenue at $2,900,000. We also have a new Bay Head listing to share at 420 West Lake Avenue.

In Mantoloking, there are currently 29 homes and parcels of land on the market, and 1 property under contract, also including quite a few involving us or agents from our office. In the last 30 days, there have been 2 closings in Mantoloking.

We hope that you find these updates useful and welcome your feedback – please write back and suggest a question for us to answer, or a topic that you would like us to cover.  As always, feel free to email or call us, or we would be happy to meet with you at your convenience.

Thank you, and have a happy and safe 4th of July, and a great summer!
