Bay Head & Mantoloking Today – April 2019 – Beaches, Badges, Earth Day, and the Market

All is well and busy here, and we hope that this update finds you well, wherever you may be.  Hopefully, as the weather improves, we will see each other around the towns!  We hope that you are looking forward to spending the coming weekend with your family and friends. As you may be aware, this coming Monday is Earth Day, and this year’s theme is “Protect our Species.”  There is a lot that one can easily do to help with this, including minimizing use of insecticides and fertilizers, and planting native species.  The Ocean County Soil Conservation District has many helpful resources on their website.  If you own a home that you rent out, you may find these tips regarding rental tax laws useful.  When in doubt, always talk with your accountant or tax advisor!  As usual, the video below contains scenes from Bay Head, Mantoloking, and the surrounding area.  Hope you enjoy it!

Around the Towns

In Bay Head, the BHIA has announced their fees and schedule for 2019 – Season badges will be $85, half-season $50, and daily $5 – children under 12 do not require badges, and activity duty military personal with ID will be given free badges.  The beaches will be guarded from June 16th through September 3rd.  Beach replenishment could affect access in some Bay Head locations from May through June, but the mayor states that it is hoped work will be completed by the end of June.  Dune and fencing work may continue after this time.  Many town fees in Bay Head may be going up, but the ordinance has not been passed yet.  There is a hearing on May 6th, and if adopted, the changes would go into effect on May 10th.  In Bay Head, the summer trash pickup schedule (April 1st through September 30th) will be Tuesday/Friday north of Bridge Avenue, and Monday/Thursday south of Bridge Avenue.

In Mantoloking, badges are currently for sale ($75 each) at the Borough Hall.  After May 28th, the price will go up to $85.  Additional details can be found here. From June 22nd through Labor Day, there will be guards at Downer and Lyman, 7 days per week (10 to 6, and 10 to 5, respectively), and at Albertson, Saturday and Sunday only, 10 to 5.  If you are a Mantoloking resident, please remember that free tree seedlings will be available on April 27th – details here.

Market

The weather continues to improve here, and we hope that many people will be in town for Easter weekend.  We have a number of new listings to share, and there are properties under contract in both towns.  On the ocean, we have 1011 East Avenue, Mantoloking, a large oceanfront building lot, and 1206 Bay Avenue, Mantoloking, a bayfront lot, close to the beaches and yacht club.  We also have a new riverfront land listing at 72 Brower Drive, on Sandy Point in Brick. Our listing at 944 Ocean Avenue, Mantoloking has a new price of $1,875,000.

In Bay Head, there are currently 29 homes and parcels of land on the market, (up from last month’s total of 28) and 3 properties under contract.  Happily, this includes our listing at 16 Mount Street, as well as two listings by other agents in our office.  In the last 30 days, there have been 2 closings in Bay Head.

In Mantoloking, there are currently 40 homes and parcels of land on the market (up from last month’s total of 34), and 2 properties under contract. In the last 30 days, there have been 2 closings in Mantoloking.
